Common Water Heater Issues

No hot water is one of the most common complaints we get. You wake up in the morning, start the shower and the water just never warms up. If you have a gas heated tank, it may be something as simple as a pilot light that has gone out or a bad thermostat. In an electric heater the thermostat could be the culprit as well or it could be the internal heater coil. Check the thermostat first -- a simple blown fuse may have tripped it.

Rusty water is often a sign that the interior of the water heater is starting to corrode. This happens when the sacrificial anode rod has failed or is completely used up. Flushing the tank and replacing the anode can often remedy this problem.

A pooping or bubbling sound coming from the interior of the tank could mean that there is sediment build up at the base of the tank. This happens as the sacrificial anode combines with oxygen and hydrogen in the tank and precipitates. This prevents the tank from rusting but does cause a build up at the bottom of the tank. This sediment can be heated at the base of the tank and cause the water at the base to be superheated. This results in boiling water on the tank interior. Our Silver Spring water heater repair team suggests flushing the tank once or twice to remove the sediment to take care of the problem.

A rotten egg smell coming from the tap may also be due to a sediment build up. Bacteria can grow in the sediment and cause this sulfur smell. A tank flush may work on this as well.
